Why Regular Maintenance Matters
AC maintenance is more than filter cleaning. It's a set of 10–12 operations that extend compressor life, maintain energy efficiency, and ensure clean air. Without maintenance, an AC loses up to 30% of performance in 2–3 years.
Step 1: Diagnostics and Inspection
The technician checks operating modes, measures inlet/outlet temperature of the indoor unit (difference should be 8–12°C), inspects electrical connections, and checks refrigerant pressure with a manifold gauge. This catches problems before they manifest.
Step 2: Indoor Unit Cleaning
Filters, protective panel, and fan blade are removed. The evaporator is treated with a special foam cleaner that dissolves grease and dust deposits. The fan blade is rinsed with pressurized water. All parts are dried before reassembly.
Step 3: Drainage System Cleaning
The drain tube is blown out with compressed air or flushed. The condensate tray is cleaned of slime and algae. Antibacterial solution is applied if needed to prevent re-clogging.
Step 4: Outdoor Unit Service
The outdoor unit is the system workhorse. The technician cleans the condenser coil from dust, fluff, and leaves with a high-pressure washer. Bracket mounting and vibration dampeners are checked. Copper lines are inspected for damage and corrosion.
Step 5: Refrigerant Check
Refrigerant leak is a common cause of performance loss. The technician measures system pressure and compares with the model-specific norm. If low, a top-up is performed. Full recharge is only needed after repairs or line replacement.
Step 6: Antibacterial Treatment
After reassembly, the evaporator is treated with an antibacterial agent that kills mold and bacteria and prevents regrowth for 3–6 months. This is especially important for families with children and allergy sufferers.
How Often Should You Schedule Maintenance
Recommended: twice a year — in spring before cooling season and in autumn before switching to heating. With year-round use — every 4–6 months. Regular maintenance costs a fraction of repairs caused by neglect.
