What Is VRF and How It Differs from Standard Systems
VRF (Variable Refrigerant Flow) is a multi-zone AC system with variable refrigerant flow. One outdoor unit rated 28–200 kW serves up to 64 indoor units. Key difference from multi-split: VRF can simultaneously cool some zones and heat others, redistributing thermal energy between them.
How It Works: Heat Recovery
In a VRF heat recovery system, energy isn't wasted. If a sun-facing office needs cooling while a north-facing meeting room needs heating, the system redirects heat from one zone to another. This reduces total electricity consumption by 30–50% compared to separate systems.
Indoor Unit Types
A single VRF system can combine different unit types: wall-mounted for offices (7–14 kW), cassette for open spaces (14–28 kW), ducted for conference rooms (hidden above ceiling), floor-standing for server rooms (with enhanced airflow). Each unit is individually controlled.
Centralized Management
VRF systems integrate with Building Management Systems (BMS) via BACnet or Modbus. The administrator sees temperature and mode for each zone on one screen, sets schedules, and limits temperature ranges. This reduces electricity costs and prevents 'thermostat wars.'
When VRF Makes Sense: Criteria
VRF is economically justified for spaces over 300 sq. m (20+ indoor units). For smaller areas, multi-split or separate systems are cheaper. Typical applications: business centers, hotels, shopping malls, banks, medical clinics.

A VRF system for a 500–1,000 sq. m building costs from 50,000 GEL (equipment + design + installation). That's 20–30% more than separate split systems. But energy savings (30–50%), reduced equipment wear, and centralized management pay back the difference in 3–5 years.
